What to Do When You Can't Sell Your Home Because of Bad Neighbors

There’s nothing more frustrating than your Las Vegas home sale being squashed due to something you have no control over. You put in the work by decluttering, tidying up landscaping and making repairs, but prospective buyers just can’t seem to look past your bad neighbors.

Whether they’re noisy, messy or rude, bad neighbors can reflect poorly on the rest of your neighborhood. Are you getting weary of your neighbors getting in the way of your home sale? Below we will cover some tips on how to deal with awful neighbors!

1) Have a Conversation

The first step to take is to go directly to the source of the problem: the neighbors themselves. This is probably going to be an uncomfortable conversation. But, you don’t have much to lose at this point, so it’s worth a go. And, you might be pleasantly surprised by how your neighbors react.

When approaching this conversation, try phrasing concerns with “I feel”, “I’ve noticed” or “I would appreciate if…” instead of pointing fingers. Also, try adding that you wanted to address concerns with them directly before going to the authorities, as if you are doing them a favor. This will also help keep retaliation at bay.

Be polite in telling your neighbors that you are attempting to sell your home, and make sure you are clear on what behavior needs to change. You’ll also need to keep your expectations realistic and be open to compromise. Oftentimes bad neighbors don’t even realize the extent of their behavior and how it’s affecting others!

2) Offer Assistance

If there’s a cosmetic issue, such as an uncut lawn or junk collected outside the house, offer to help! While your neighbor’s property is not your responsibility, lending a hand can help get your home sold faster. If you’re not able to help, at least offer the tools to make their job easier such as a lawn mower or trimmer.

Offering to help may even give you the opportunity to build a relationship with your neighbor. And you don’t have to do it alone! If there are other neighbors who have been concerned by these bad neighbors, you can rally a group of them together to help you. Maybe everyone can pitch in to help the neighbor hire a junk removal service or lawn maintenance service.

3) Contact Outside Help

If the first two tips don’t work, you may need to contact someone outside of the situation to help. If your neighbors are renters, try to find the contact information for the landlord. If they own the home, reach out to your HOA or the city itself.

Take the time to look into your neighborhood’s noise ordinances and other rules to see if there are any laws being broken. Oftentimes, especially under a HOA, there are rules and regulations about how a home must be maintained. Lastly, if worst comes to worst, contact the authorities about any excessive noise, destructive behavior or illegal actions taking place on the property.
